Waynesville, NC - Market Report - 11/30/08.

Waynesville, NC residential real estate sales for November totaled 11, taking an average of 100 days to sell. Inventory/absorption rate is ‘extensive’ — we have 44.3 months’ worth of homes on the market in Waynesville. Sales are historically lower during the winter, but we do not usually have as many homes on the market.

The highest priced home in Waynesville that sold in November sold for $695,000, and the lowest priced home sold for $133,000.

Waynesville, NC - Market Report - 10/31/08.

Waynesville, NC residential real estate sales for October totaled 18, taking an average of 173 days to sell. Inventory/absorption rate is ‘extensive’ — we have 29 months’ worth of homes on the market in Waynesville.

The highest priced home in Waynesville that sold last month sold for $400,000, and the lowest priced home sold for $55,000.  Lake Junaluska had one sale in the amount of $290,000.

Become Conscious of Haywood County Residential Sales Numbers.

Studying the residential sales numbers for Haywood County (including Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska), instead of either ignoring them or complaining about them, will enable you to buy and/or sell from the present moment rather than living and pricing in the past.  What are our residential sales looking like this month, especially compared to previous years? I think we shut down early for winter.  

My interpretation of our market, as an anagram: Tracks Euro Musk.

Comparison to Previous Years.

Compared to the same period (10/01 through 10/29) in 2007, October closings are down in number 32.1%; down 55.3% compared to 2006; and down 66.4% from 2005.  Closings have steadily declined since 2005.  Our absorption  (inventory) is approximately 30 months. Holy cow.

Waynesville, NC - Market Report - 09/30/08.

Waynesville, NC residential real estate sales for August totaled 24, and the average number of days it took to sell the 24 homes was 170. The number of homes on the market in Waynesville as of this morning (Oct 4) is 564.

The absorption rate for Waynesville’s inventory at the September rate of sales is 23.5 months. A normal/good absorption rate would be to have a 6-month inventory/absorption rate.

How Do Our Real Estate Sales This Month Compare to Previous Years?

Month-end is approaching and people are asking me how Waynesville real estate sales this September compare to previous years, as well as the Maggie Valley real estate sales.  Closings in Haywood County for the period September 1 month through September 27, 2005 totaled 106; 2006 totaled 85 ; 2007 totaled 64 ; and this year, September closings through the 27th totaled 39.

Comparison to Previous Years.

Simply put, we have had sixty-three percent (63%) fewer closings this year (for 09/01 through 09/27) than for the same period in 2005, the ‘best’ year in this comparison.  Closings have steadily declined since 2005.  Our absorption  (inventory) remains at approximately 28 months, which is redundant when looking at the reduction in sales.

Waynesville, NC - Market Report - 08/31/08.

Waynesville, NC  residential real estate sales for August totaled 29 (as of 08/31/08), and the average number of days it took to sell the 29 homes was 154. The most expensive home sold in August in Waynesville sold for $440,000; the least expensive home sold for $45,000. The number of homes on the market in Waynesville as of this morning (Aug 5) is 579.

When you have an Average Selling Price for August of $200,767, and the Average Listing Price of Waynesville’s active listings as of today’s date of $411,457, it is apparent there are STILL overpriced homes on the market, emphasized when looking at the average days on market for the active listings of 197.

The absorption rate for Waynesville’s inventory at the August rate of sales is 20.1 months.  A normal/good absorption rate would be to have a 6-month inventory/absorption rate.

Waynesville (Haywood County), NC - Market Report - 07/31/08.

Waynesville, NC recorded 29 residential real estate sales in July 2008, and the average number of days it took to sell the 29 homes was 127. The most expensive home sold in July in Waynesville SOLD for $1,100,000; the least expensive home sold SOLD for $45,000. The number of homes on the market in Waynesville as of this morning (Aug 3) is 587, down 3 from 590 on July 3… a reduction in inventory! That’s a good thing.

Closed transactions in Waynesville for the month to date (12) reflect a Median Selling Price of $208,985, and an Average Selling Price of $200,748 - - significantly lower than the median and average listing prices noted in the chart. The 12 homes that sold were on the market an average of 77 days (as opposed to the average DOM for active listings of 178 days).

Feeling Like Your Maggie Valley House Will Never Sell?

Relevant points for Sellers in Haywood County, North Carolina:

  • Your home must be priced for today’s local market.
  • Is this the best time to sell your house if you do not have to? No.
  • Is this a good time to buy a house? Yes.
  • If you sell your house now for less than you had hoped for, you will probably pay much less for your new house, depending on where you are moving and when you buy.
  • If your house needs work done after someone buys it, and another home priced in the same price range does not need anything done to it, guess which one will sell first…

Here are the active listings today in Maggie Valley and Waynesville, broken out by price range. Price your home in the range with the fewest options closest to your selling range, if at all possible, to increase your odds. For instance, instead of $209,900, $199,900 will increase your odds.
