Maggie Valley, NC recorded 8 residential real estate sales in July 2008 as of 07/01, and the average number of days it took to sell the 8 homes was 100. Homes appear to be selling quicker; however, [note to Buyers] the days-on-market numbers can be deceptive. It is important to know the actual days on market.

The most expensive home sold in July in Maggie Valley SOLD for $374,000; the least expensive home sold for $135,000. The number of homes on the market in Maggie Valley as of today (Aug 2) is 280.

Maggie Valley’s absorption rate for July is … exaggerated. The luxury/second home market is not booming at the present time, and this market influences Maggie Valley’s numbers more so than other cities in Haywood County. This too shall pass.

Closed transactions for the month to date (4) reflect a Median Selling Price of $185,000, and an Average Selling Price of $211,750 - - still significantly lower than our median and average listing prices. The 4 homes that sold were on the market an average of 130 days (as opposed to the average DOM for active listings of 210 days). Was it because they were lower-priced homes, or because they were priced right?

Maggie Valley, NC recorded 15 residential real estate sales in June 2008 as of 07/01, and the average number of days it took to sell the 15 homes was 124. Compared to the previous 5 months, Maggie Valley is rocking!

The most expensive home sold in June in Maggie Valley SOLD for $437,500; the least expensive home sold for $85,000. The number of homes on the market in Maggie Valley as of today (July 2) is 279.

Beautiful Maggie Valley Log Home, Spectacular Views, REDUCED $101,000.

Quite a log home

The views from this ‘oversized log home’ in Maggie Valley were so beautiful, and truly breath-taking, that I didn’t want to leave when we finished our cookie cutter ‘realtors on caravan’ tour a couple of months ago. Selling my soul to stay up there came to mind. (No, it is not my listing, darn it.)

Talk about views!The price of this home was reduced on June 16th by $101,000 to $899,000 (MLS #413357). The [winter] photos posted for the listing do the home no justice (sorry, but that’s my opinion). This home is in Country Club Cove Estates in Maggie Valley, at 4200′ on a level ridge lot, and guest quarters that sleep 16… or your spouse!

There are more spectacular luxury homes for sale hidden here in the mountains of Western North Carolina, and with the overabundance of inventory here and almost everywhere, price reductions and deals are ripe for the picking. If only I had a trust fund…

What Can You Buy for $200,000 in Maggie Valley, NC?

Log home with fireplaceBeautiful Maggie Valley has 283 homes on the market today. Let’s say you were looking for a home in Maggie Valley priced between $190,000 and $200,000. Just what can you buy here for approximately $200,000?

The seven homes in this price bracket that resulted from my MLS search this morning had some very nice features — including stone and wood burning fireplaces, creekside location, corner lot, lush landscaping, panoramic views, and even income producing, to name a few. The Market Report below includes residential real estate statistics for Maggie Valley, Waynesville, and all of Haywood County, NC. The number of homes on the market in Haywood County since March 1, 2008 has increased 25%. Median and Average Listing as well as Selling Prices are broken out for June to date, in addition to being broken out for the year to date, on the chart below.

Absorption Rate.

The inventory/absorption rate (last line of chart above) of homes presently on the market has not started to improve yet, and in fact has increased just a bit based on sales to date.

Maggie Valley (Haywood County), NC - Market Report - May 2008

Maggie Valley, NC recorded 7 residential real estate sales in May 2008 as of 06/01, and the average number of days it took to sell the 7 homes was 174. The number of homes on the market in Maggie Valley as of this morning (June 2) is 282.

Absorption Rate.

Selling 7 homes per month with 282 on the market as of 06/02 equates to an absorption rate (i.e., inventory) in Maggie Valley of approximately 40 months, which is an increase from last month. More homes have gone on the market (April 30 there were 259 homes on the market in Maggie Valley; today there are 282 Maggie Valley homes on the market), and too few are being sold to reduce our inventory.

Price Reductions.

The most expensive home sold in May in Maggie Valley was SOLD for $425,000; the least expensive home sold was sold for $143,000. The average price reduction/discount was 8.7% off of the asking/listing price.

An analysis of residential real estate sales in Maggie Valley, NC over the past [almost] 6 months yields 47 sales (12/01/07 through 05/27/08). It is interesting to look at the number of sales (1) per month, and (2) by price range.
