Which Price Ranges and Cities In and Around Maggie Valley and Waynesville Have Best List/Sell Odds?

Sweet spots for pricing and ultimately selling a home in and around Maggie Valley and Waynesville (or, in other words, price ranges of homes that are selling right now) continue to hover between $100,000 to $300,000, judging by the number of sales during the past 6 months, and the list-to-sell percentages. High-end sales are ’sluggish’ … 687 days on market for the 1 sale of a $900,000 home.

This residential real estate snapshot reflects active listings as of the morning of February 17, 2010, as well as closed and pending transactions for January 1 through February 17, 2010 for Haywood County NC (including Maggie Valley, Waynesville, Canton and Clyde).

Maggie Valley and Waynesville are broken out separately.

First-time home buyers and ‘distressed’ properties make up a large portion of our market. However, pricing homes for TODAY’S market is most important if you want to sell. There’s a reason the average days on market to sell a home is approximately 9 months … and that is an average – many homes for sale remain overpriced.

Average Days on Market = 267
Average Listing Price for the 265 Maggie Valley listings is $339,942. The Average Days on Market has risen to 289.
Average Listing Price for the 499 Waynesville listings is $341,738. The Average Days on Market is 281.

The Average Listing Price for the 263 active listings is $347,156, and the Average Days on Market for these [many which are overpriced] listings is 273 days.

The first chart below shows the Maggie Valley residential sales in 2009 by the month. Days on market are way too long, for many reasons… including unrealistic prices for today’s market. NOTE: The Average Selling Price is $248,064 vs. Average Listing Price of $347,156.

Active listings in Haywood County NC today are overpriced and ‘in excess’ and translate to an absorption rate of 27.31 months and an average time to sell a house of 259 days. Sales to date in 2009 have an average selling price of $203,381 …. (see red numbers in chart). Canton has the lowest average listing price and the lowest number (significantly) of days on market.

The housing market report chart below compares 2009 residential sales in Maggie Valley thru December 12th to the same period for the previous 5 years.

As of December 12, Maggie Valley had 286 active listings in the MLS. The Average Listing Price for the active listings is $350,512 (note that the Average Selling Price in the chart below is $250,803), and the average days on the market for the active listings is 257. Too many over-priced homes, along with Maggie Valley being a second-home market, albeit in the best of times, are two contributing factors to the time it takes to sell a home right now in Maggie Valley.

Inventory and Absorption

Active Listings 12/12 in Haywood County (1,179):

Maggie Valley ~ 286
Waynesville ~ 543
Canton ~162
Clyde ~ 161
Lake Junaluska ~ 23

At the rate we are selling homes right now in Maggie Valley, we have an absorption rate of approximately 36.7 months. In other words, we have an inventory that will take 3 years to sell at the present rate of sales. A 6 to 8 month inventory is what would be considered a healthy, good market.

Maggie Valley residential real estate sales numbers for October have been updated to include closings that were added after I reported October sales on November 1st. Note that, like Waynesville, the Median Selling Price in October is the lowest MSP of 2009.
