<p>The housing market report chart below compares 2009 residential sales in Maggie Valley thru December 12th to the same period for the previous 5 years.</p>
<p>As of December 12, Maggie Valley had <strong>286 active listings</strong> in the MLS. The Average Listing Price for the active listings is <strong>$350,512</strong> (note that the Average <span style="text-decoration: underline">Selling</span> Price in the chart below is <strong>$250,803</strong>), and the <strong>average days on the market</strong> for the active listings is <strong>257</strong>. Too many over-priced homes, along with Maggie Valley being a second-home market, albeit in the best of times, are two contributing factors to the time it takes to sell a home right now in Maggie Valley.</p>

In other words, we have an inventory that will take <strong>3 years</strong> to sell at the present rate of sales. A 6 to 8 month inventory is what would be considered a healthy, good market.<br />
