<p>Sweet spots for pricing and ultimately selling a home in and around Maggie Valley and Waynesville (or, in other words, price ranges of homes that are selling right now) continue to hover between <strong>$100,000 to $300,000</strong>, judging by the number of sales <span style="text-decoration: underline">during the past 6 months</span>, and the list-to-sell percentages. High-end sales are &#8217;sluggish&#8217; &#8230; 687 days on market for the 1 sale of a $900,000 home.</p>

<p>My read, in looking at the present residential real estate market in <strong>Haywood County</strong>, is somewhat &#8217;skeptical&#8217; as to projections as the majority of our sales at the present time are based on government loans. The REAL numbers based on the &#8216;true&#8217; economy will evolve after the First Time Home Buyer Credit is not fueling (subsidizing) our market. Not to mention, we are back to putting people in homes with no money down. What is up with that?</p>
<p>Show me <strong>JOB GROWTH</strong>, nationally as well as locally, and I will feel things are moving in a sustainably positive direction, not only for real estate, but for the economy in general. In the meantime,<em><strong> the rodeo ain&#8217;t over yet</strong></em>.</p>
<p>This is not to take away from the fact that prices for many homes are much more realistic now, and that is good for both the Buyer and the Seller. Overpriced homes will not sell, I don&#8217;t care how many batches of fresh, hot cookies you bake for your open houses. We continue to have too many overpriced homes in Haywood County. A realtor is doing you no favor by taking your overpriced listing.</p>
<h4>Six-month Sales Comparison &#8211; 2005 through 2010.</h4>
<p>Looking at the chart below, we have <strong>25</strong> more sales for the (most recent) period of 09/01/2009 through 02/28/2010 than for the same period for the previous year, but the sales $ volume for this year, even though there are 25 more sales, is <strong>down .73%</strong> from the previous year. The distressed market is &#8216;correcting&#8217; the average selling price, and I suspect we have a little bit more of a drop in the average selling price to go before we are finally bottomed out.</p>
<p><strong>Look back to 2005 &#8230; </strong>and keep your eye on the numbers.</p>

<p>There are 13 <span style="text-decoration: underline">pending</span> transactions for February at the present time with an Average Listing Price of $204,446, and average days on market of 222.</p>
<p>Our absorption rate/inventory remains over 2 years&#8217; worth. Foreclosures and short sales will continue to be a factor in our market.</p>
