Which Price Ranges and Cities In and Around Maggie Valley and Waynesville Have Best List/Sell Odds?

Sweet spots for pricing and ultimately selling a home in and around Maggie Valley and Waynesville (or, in other words, price ranges of homes that are selling right now) continue to hover between $100,000 to $300,000, judging by the number of sales during the past 6 months, and the list-to-sell percentages. High-end sales are ’sluggish’ … 687 days on market for the 1 sale of a $900,000 home.

Looking at the Present Residential Real Estate Market in Maggie Valley and Waynesville, Haywood County, NC.

Statistics for the active residential listings in Haywood County, including Maggie Valley and Waynesville, on the last day of February 2010:

  • Average Listing $ ~ $325,000
  • Note: Average Selling $ for February closed transactions ~ $184,801
  • Active listings have been on the market approximately 266 days (8.9 months)
  • Closed transactions to date in February (31) were on the market approximately 224 days (7.5 months)

My read, in looking at the present residential real estate market in Haywood County, is somewhat ’skeptical’ as to projections as the majority of our sales at the present time are based on government loans. The REAL numbers based on the ‘true’ economy will evolve after the First Time Home Buyer Credit is not fueling (subsidizing) our market. Not to mention, we are back to putting people in homes with no money down. What is up with that?

Show me JOB GROWTH, nationally as well as locally, and I will feel things are moving in a sustainably positive direction, not only for real estate, but for the economy in general. In the meantime, the rodeo ain’t over yet.

This is not to take away from the fact that prices for many homes are much more realistic now, and that is good for both the Buyer and the Seller. Overpriced homes will not sell, I don’t care how many batches of fresh, hot cookies you bake for your open houses. We continue to have too many overpriced homes in Haywood County. A realtor is doing you no favor by taking your overpriced listing.

Six-month Sales Comparison – 2005 through 2010.

Looking at the chart below, we have 25 more sales for the (most recent) period of 09/01/2009 through 02/28/2010 than for the same period for the previous year, but the sales $ volume for this year, even though there are 25 more sales, is down .73% from the previous year. The distressed market is ‘correcting’ the average selling price, and I suspect we have a little bit more of a drop in the average selling price to go before we are finally bottomed out.

Look back to 2005 … and keep your eye on the numbers.
