Which Price Ranges and Cities In and Around Maggie Valley and Waynesville Have Best List/Sell Odds?

Sweet spots for pricing and ultimately selling a home in and around Maggie Valley and Waynesville (or, in other words, price ranges of homes that are selling right now) continue to hover between $100,000 to $300,000, judging by the number of sales during the past 6 months, and the list-to-sell percentages. High-end sales are ’sluggish’ … 687 days on market for the 1 sale of a $900,000 home.

This residential real estate snapshot reflects active listings as of the morning of February 17, 2010, as well as closed and pending transactions for January 1 through February 17, 2010 for Haywood County NC (including Maggie Valley, Waynesville, Canton and Clyde).

Maggie Valley and Waynesville are broken out separately.

First-time home buyers and ‘distressed’ properties make up a large portion of our market. However, pricing homes for TODAY’S market is most important if you want to sell. There’s a reason the average days on market to sell a home is approximately 9 months … and that is an average – many homes for sale remain overpriced.

  • Median Listing Price = $250,000
  • Average Listing Price = $329,833
  • Average Days on Market = 267
  • Average Listing Price for the 265 Maggie Valley listings is $339,942. The Average Days on Market has risen to 289.
  • Average Listing Price for the 499 Waynesville listings is $341,738. The Average Days on Market is 281.
Stats on the 6 closed transactions so far in February:
  • Median Selling Price = $$140,750
  • Average Selling Price = $151,060
  • Average Days on Market = 236
