Active listings today (01/08/2010) in Maggie Valley total 263.

The Average Listing Price for the 263 active listings is $347,156, and the Average Days on Market for these [many which are overpriced] listings is 273 days.

The first chart below shows the Maggie Valley residential sales in 2009 by the month. Days on market are way too long, for many reasons… including unrealistic prices for today’s market.  NOTE: The Average Selling Price is $248,064 vs. Average Listing Price of $347,156.

Haywood County NC ~ Active Residential Listings vs. What IS Selling.

Active listings in Haywood County NC today are overpriced and ‘in excess’ and translate to an absorption rate of 27.31 months and an average time to sell a house of 259 days. Sales to date in 2009 have an average selling price of $203,381 …. (see red numbers in chart). Canton has the lowest average listing price and the lowest number (significantly) of days on market.
