Here are some land numbers for Haywood County NC ~ waiting to post them won’t make them any prettier. Haywood County includes Maggie Valley, Waynesville, Clyde, Canton and Lake Junaluska.
The chart below shows numbers for LAND sales in 2009, compared to the previous 5 years. Transactions are way down, dollar volume is way down…. blah, blah, blah.

- There are 1,612 active land listings today (02/02/10).
- The 1,612 active land listings have been on the market an average of 438 days. Ouch.
- There have been 9 land closings this year, through 02/02/10, with an Avg Sell $ of $57,333.

Looking at the first numbers for January 2010 in comparison to previous years, here are some answers to the common question, “How is your real estate market?”
- It continues to take longer to sell a home than in the previous 5 years.
- The number of homes sold during January 2010 (as of 01/31) was the lowest number sold in January during the last 5 years.
- At this point, January 2010 (as of 01/31) is the only year the Avg Sell $ is lower than the Med Sell $.
- The dollar volume in January 2010 (as of 01/31) is 70.6% down from 2007, the highest dollar volume year in this reporting period.
- The dollar volume in January 2010 (as of 01/31) is 33.4% down from 2009.

Another Colorful House in Maggie Valley NC.
There are 1,094 active residential listings in Haywood County NC today (01/27/10).
- Median Listing Price = $$250,000
- Average Listing Price = $328,620
- Average Days on Market = 265
- There are still too many over priced listings.
- Average Listing Price for the 267 Maggie Valley listings is $340,218. No surprise the Average Days on Market is 285.
- Average Listing Price for the 500 Waynesville listings is $342,300. No wonder the Average Days on Market is 279.
NOTE: The Average Listing Price of the 9 homes that have gone under contract (pending) so far in January so far is $187,426, and the Average Days on Market was 170. The majority of these pending transactions are distressed/foreclosure transactions.
I’d say the home below has ‘bark appeal.’
