What is REALLY Selling in Haywood County, NC?

Looking at our local numbers as I do on a daily basis, I was quite surprised to read in our local newspaper last Friday that “Locally, high-end homes make up the majority of those sold in the county.” What? Below is an analysis of our sales for the year-to-date.

YTD sales stats

Haywood County Sweet Spot.

We DO normally enjoy a very healthy second-home market as well as a healthy high-end market… and we will again! However, at the present time our ’sweet spot’ is between $100,000 and $299,999. A review of sales from June through today yields the following pertinent numbers: In the $300,000 price range there were 3 sales in June, 3 in July and, so far, 2 in August. The $400,000 range yielded 4 sales in June, and 1 in July; the $500,000 range yielded 1 sale in July, and there was 1 ‘million and over’ sale during the referenced time period which was a $1,100,000 sale in July.

Haywood County, NC - July Comparison - 2004 through 2008.

Haywood County has 1,226 homes on the market this morning, 8 less than one month ago (1,234 homes on the market as of 07/12/08). We like seeing the reduction in inventory! Ten closings have been recorded so far in August, with a Median Selling Price of $166,000 and Average Selling Price of $168,900, and an average of 128 DOM.

The chart below compares numbers in July for the years 2004 through 2008. Will we be correcting back to 2004 prices or do you think we have ‘bottomed out?’

Haywood County, NC 2-Year Sales Comparison as of 07/31/08.

Here is a quick comparison of residential home sales for the first seven months of this year, including Waynesville and Maggie Valley, versus the same period of last year. The total number of sales from January 1 through July 31, 2008 is down 29.7% from 2007, and the Average Selling Price is down 8.6%.

We are much better off than many parts of the country… not to mention, much more ‘pleasing to the eye and lifestyle!’

Canton (Haywood County), NC - Market Report - July 2008

Residential sales recorded in Canton, NC in July 2008 (as of 07/31), totaled 8, and the average number of days it took to sell the 8 homes was 129. The number of homes on the market in Canton as of July 31 was 161. Selling 8 homes per month with 161 on the market as of 07/31 equates to an absorption rate (i.e., inventory) in Canton of approximately 20 months.

Waynesville (Haywood County), NC - Market Report - 07/31/08.

Waynesville, NC recorded 29 residential real estate sales in July 2008, and the average number of days it took to sell the 29 homes was 127. The most expensive home sold in July in Waynesville SOLD for $1,100,000; the least expensive home sold SOLD for $45,000. The number of homes on the market in Waynesville as of this morning (Aug 3) is 587, down 3 from 590 on July 3… a reduction in inventory! That’s a good thing.

The absorption rate for Waynesville’s inventory at the July rate of sales is 20.3 months.

Maggie Valley (Haywood County), NC - Market Report - July 2008.

Maggie Valley, NC recorded 8 residential real estate sales in July 2008 as of 07/01, and the average number of days it took to sell the 8 homes was 100. Homes appear to be selling quicker; however, [note to Buyers] the days-on-market numbers can be deceptive. It is important to know the actual days on market.

The most expensive home sold in July in Maggie Valley SOLD for $374,000; the least expensive home sold for $135,000. The number of homes on the market in Maggie Valley as of today (Aug 2) is 280.

Absorption Rate.

Maggie Valley’s absorption rate for July is … exaggerated. The luxury/second home market is not booming at the present time, and this market influences Maggie Valley’s numbers more so than other cities in Haywood County. This too shall pass.

Haywood County, NC - Market Report 07/31/08.

The Haywood County NC Market Report below includes residential real estate sales for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska. The number of sales for July (55) are the highest number of sales in one month in 2008. That is encouraging! Our inventory of homes on the market in Haywood County since January 2008 has increased 30.3%.

The inventory/absorption rate of homes presently on the market, based on 55 sales in July, is 22.6 months.

How Many July Closings To Date in Haywood County, NC?

Closed residential transactions for July, to date, in Haywood County, NC total 44. Waynesville has the most closings so far (17), and Canton, Clyde and Maggie Valley each have (7). The average discount (listing vs. selling prices) is 6.8%. The most expensive home sold in July to date closed at $1,100,000, and the least expensive home closed at $47,500.

What Is the Housing Price Trend in Haywood County, NC?

Average listing prices in Haywood County, NC for the 306 closed residential sales in 2008 to date (July 21) are down 28.2% from March, and average selling prices are down 29.6% from March. The average days on market for these listings was 154. Please note that these numbers are based on the most recent listing prices and listing dates.

Haywood County, North Carolina’s market profile includes the cities of Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska. There are 1,240 active residential listings in all of Haywood County as of 07/19/08.

Closed transactions in all of Haywood County for the month to date (26) reflect a Median Selling Price of $157,500, and an Average Selling Price of $173,458 - - and as previously reported for Maggie Valley and Waynesville, the selling prices are also significantly lower than the median and average active listing prices noted in the chart above. The 26 homes that sold were on the market an average of 100 days (as opposed to the average DOM for active listings of 180 days).
