Beware and Be Informed About Full Disclosure, Dual Agency and the ‘Business’ of Real Estate.

Several very interesting blog posts have come to my attention that put the spotlight on a situation that is embarrassing to me as a North Carolina Broker, and ultimately, something any Buyer should be aware of with regard to full disclosure of any commissions and/or incentives that might be involved in a North Carolina real estate transaction.

In a nutshell, a group of North Carolina Realtors wants to deny Buyers the FULL DISCLOSURE of commissions and/or incentives to Brokers!

A February 10, 2010 article in The Charlotte Observer states: “A group of leading N.C. Realtors hopes to change part of a rule that protects homebuyers from having their search guided by their real estate agent’s financial interests.” Read the entire article here.

My thoughts? Buyers and Sellers have every right to know any commissions and/or incentives to be paid. Period.

And dual agency is not in your best interest. It is in the best interest of the agency handling both sides of the transaction.

Real estate agents: They aren’t all the same.

“Clear, consistent and transparent real estate agency disclosure will help consumers better understand that there are many types of real estate agents, each of whom have responsibilities to different parties,” Sullivan said. “Consumers need to have all the facts in hand in order to make informed decisions.” [Emphasis added.]

Barely Hanging On In The Real Estate Rodeo But Loving the Ride.

Thinking I was smart for moving from Hawaii to a tiny log home (450 sq. ft.) in a beautiful yet affordable mountain town in North Carolina to survive financially while obtaining my NC Real Estate Broker’s license, my business plan was almost immediately directed to developing, legitimately, over time, my internet presence and eventually, my credibility, by communicating here on my website on a daily basis with relevant, interesting, and at times irreverent, content. Merely competing with realtors who have lived in Haywood County all their lives for me was not an option or a goal… far too limiting and futile.

What I have learned, and am learning, along the information super-highway is absolutely amazing. My horizons are far beyond the confines of County lines. My network is huge, and growing – - you cannot imagine how much I learn every day from the members of my on-line network… Chris Brogan, Guy Kawasaki, Pat Kitano, Teresa Boardman, Jeff Turner, etc., as well as from Alltop, the Wall Street Journal, Inman, New York Times, etc.

Every day, providing content, relevancy, ‘no fluff’ market numbers, pictures, and honesty with a bit of spice to and for my clients and readers interested in real estate, horses and equestrian properties in Western North Carolina, and beyond, are my priorities. So is promoting the developers of our beautiful Haywood County residential developments and communities.

Financially, best-laid plans aside, I am struggling like many – - times are tough, I’m learning to love peanut butter, and Neiman-Marcus may never see me again! However, I am very lucky — I LOVE what I am doing and can’t wait every day to get up and get started again. How great is that!!

RETech South 2009, Atlanta, GA.

This past week (Thursday and Friday), I attended a fantastic real estate technology seminar in Atlanta – RETech South 2009. This was the second RETech South event; I attended the first in 2008. Matt Fagioli and Brad Nix are the geniuses behind RETech South. Brad posted a great blog about the event several weeks ago: 7 Reasons NOT to Attend RE Tech South.

It is amazing to me that only 2 people from Haywood County attended this event – myself and Rick Smith. Last I heard, we have over 300 real estate agents in Haywood County.

Technology, Marketing, and SOCIAL MEDIA Gurus.

The speakers for the event, which is the largest real estate technology event in the Southeast, are the best in the business, including keynote speaker, Dave Jenks, co-author of The Millionaire Real Estate Agent and most recently, SHIFT. Throw in Pat Kitano of Domus Consulting, Jeff Turner of Real Estate Shows, Teresa Boardman, Mary McKnight, and many others (see speakers list here), and you have the very best in the nation to learn from, who happen to have their fingers and brilliant minds on the very pulse of the real estate industry. And believe me, they are not encouraging agents to go knocking on doors of expired listings any more.

Why would anyone in real estate in Haywood County miss this great opportunity, just a 2 1/2 hour drive from Haywood County? I know it is not because we have a slew of buyers in town…

Where in North Carolina Can You Eat Fudge and Snow Tube Without Guilt?

Driving by Tube World in Maggie Valley the other day on my way to meet one of my sisters, Patty Parisian, in Cherokee, I snapped a quick picture of the snow tubers (see photo in video show below) before heading over the mountain to Granny’s in Cherokee for eggs and biscuits. I was cutting back on food so didn’t have gravy on my biscuits!

Dillsboro’s Chocolate Factory!

We drove to Dillsboro (approximately 15 minutes or so to get there from Cherokee) after breakfast for a quick stroll and a sugar fix at Dillsboro’s Chocolate Factory before my sister headed back toward Florida and I returned to Maggie Valley.

We spent the most time in Dillsboro’s Chocolate Factory, which you will notice in the video show! Sugar-free (guilt free!) candy and fudge is available at the Chocolate Factory if you can’t eat sugar. There are quite a few other great shops to peruse in Dillsboro… very charming and quaint.
