The homes, some I have had the pleasure of touring, invite the outside in, are very distinctive in style and detail, and feature an “architectural emphasis on post and beam construction.” So, not unlike me, are you wondering just what in the heck does “post and beam construction” mean?
“Heavy timber, or post and beam, construction uses heavier members set further apart. Cutting these members requires larger trees. Since each member handles a large portion of the building load, this method requires more precise engineering and placement. …
Post and beam construction allows large expanses of glass, since the weight of the structure is supported on posts that are fairly far apart. Coupled with high vaulted ceilings, this creates large, airy, well lit living spaces. That in itself would be enough to give a home or public building an appearance of grandeur. My photo of the day came about on a visit to a beautiful Haywood County, NC mountain development. Do trout ponds, a barn, and an orchard appeal to your lifestyle senses? Living at The River at Cold Mountain might be just what the doctor ordered. “English country inspired Cottages and mountain and meadow homesites.”

Will the Cataloochee Wilderness Resort Ground Be Broken in Jonathan Creek?

Frank Singleton, spokesman for the Cataloochee Wilderness Resort, suggested there could be a groundbreaking for the planned development some time this summer. The specialty contractor, Phillips and Jordan, has been chosen to do the site work. Phillips and Jordan specialize in land clearing, site development, earthwork, heavy construction and disaster recovery.
It appears, according to Mr. Singleton, that the initial Phase One plans have been changed. According to a recent newspaper article:
“Under the original proposal, phase one was to be a strictly commercial development. Now the plans has been massaged to include residential units, mostly condominiums.
Those units, said resort spokesman Frank Singleton, will total about 300 and have added some $ 70 million to total phase one costs, which are now pegged to be $ 246 million.”

Can You Name the Actress Who is Building a Home in WNC’s Balsam Mountain Preserve?

The Wall Street Journal reported that Actress Andie MacDowell is building a home in beautiful, eco-friendly Balsam Mountain Preserve, just 10 to 15 minutes from downtown Waynesville, NC!
“Ms. MacDowell, 50 years old, starred in “Groundhog Day” and “Four Weddings and a Funeral.” A year ago, she paid about $1 million for a vacant lot of just under two acres in the Blue Ridge Mountains, part of the Balsam Mountain Preserve, a 4,400-acre development of 3,000 acres of protected land and 354 home sites. The houses, at elevations from 3,000 to 4,700 feet, can’t be larger than 4,500 square feet and must use materials that blend the building into the environment, according to a design-review board.“

Living and working in Haywood County, NC gives you the best of many worlds. We have very little traffic, beautiful weather with four distinct seasons, mountains everywhere you look, and we are minutes away from many world-class attractions and developments, including The Biltmore Estate in Asheville, 30 minutes from Waynesville, and the Balsam Mountain Preserve, located in Sylva, just 15 minutes from downtown Waynesville.
BALSAM MOUNTAIN PRESERVE
Thursday evening was ‘Coldwell Banker‘ night at the Biltmore Estate, courtesy of Balsam Mountain Preserve. Not only were we treated to a beautiful educational program about the Balsam Mountain Preserve, we were surrounded with a constant presentation of mouth-watering appetizers by numerous Biltmore Estate servers who seemed to appear each time your mouth was empty, washed down by exquisite wines from The Biltmore Estate. The Balsam Mountain Preserve principals really know how to do things with class in every aspect of their operation. Those who were unable to attend the presentation missed a most unique and memorable opportunity.
The thrill of the evening was being in the presence of a resident of the Nature Center at the Balsam Mountain Preserve, Spirit Augustus, a fifteen year old American bald eagle (Haliaeetus leucocephalus), with her human handler, Michael Skinner, Executive Director of the Balsam Mountain Trust.
“The Nature Center is one aspect of the work of the Balsam Mountain Trust, a nonprofit organization charged with documenting and preserving the natural and cultural history of Balsam Mountain. Director Michael Skinner and naturalist Blair Ogburn bring extensive knowledge to this task, which contributes not only to the high-quality exhibits at the Nature Center, but also to the many programs that help residents explore the area around us. They maintain a busy schedule of programs from guided hikes and mountain bike rides to activities such as a search for nesting yellow-billed sapsuckers or any of their other woodpecker cousins.”

Frank Wood and Kris Boyd talk about the Cataloochee Wilderness Resort in Jonathan Creek, NC.

Frank Wood, President of Cataloochee Companies, LLC, made the front page of our newspaper today in an article about Phase 1A of the proposed Cataloochee Wilderness Resort in Jonathan Creek, NC. Phase 1A is the core of the development and makes up 110 acres of the development, comprised of 4 parcels of land.
“Cataloochee Companies has contracts on the four parcels of land, which make up the 110 acres in Phase 1A. These contracts have been extended while the company, he said, continues its background work on the project. Surveying is now under way, and planners are seeing how best the projected facilities in Phase 1A would fit on the land.”
Mr. Wood has been involved in developments for many years, working for Arvida, a major Florida developer that I even remember from back in the 70’s and 80’s, and Disney, where he worked on the Grand Floridian, MGM Grand, Animal Kingdom and Celebration. He was also involved with the Disney Wilderness Preserve. Mr. Wood went on to be involved in developments in Mississippi and Las Vegas. He is now operating out of the Clyde, NC office of Cataloochee Companies, LLC.

Are the Cataloochee Wilderness Resort developers setting up local headquarters in Haywood County, NC?

A local publication is reporting that the developers of the Cataloochee Wilderness Resort are setting up a local office in Clyde, NC. Dean Moses, Consultant, evidently wasn’t around the building to confirm any plans, but Frank Singleton acknowledged that the Cataloochee Wilderness Resort is opening up an office for the locally ‘famous’ proposed project which has stirred up controversy in Haywood County, NC… especially in Jonathan Creek!
“The office isn’t readily identifiable. There’s no sign outside indicating the company’s presence, and the woman who answered the door at the property declined to identify it as the headquarters of Cataloochee Companies LLC. She directed that question to Dean Moses, a consultant for the project, who was not present at the time.
Singleton, however, confirmed that the location was the office for the Cataloochee Wilderness project. The company is planning to hold public meetings about the project soon, but dates and locations have not been announced.”
BuckingtheRealEstateTrend is definitely looking forward to those public meetings that have been promised! Let’s see if we can’t ’spur them on‘ to schedule those meetings.

Frank Singleton, Cataloochee Wilderness Resort spokesman, answering more questions regarding the proposed Jonathan Creek, NC development.

Frank Singleton, spokesman for the Cataloochee Wilderness Resort developers, made the papers again, and I found his answers both in the hard copy as well as the on-line version of our local newspaper, The Mountaineer.
Responding to a question about the “expected average cost of homes to be built,” Frank said:
“We will be specifically targeting homebuyers in the middle to upper income bracket, and as I said, the average price of homes in the initial phase will be in the $ 350,000 arena, ranging up to $ 3 million in the final phase. “
Will there be a race to buy if/when the development gets off the ground?
