Maggie Valley, NC - Market Report - 11/30/08.

Beautiful Maggie Valley, NC recorded only 5 residential real estate sales in November 2008 (see details in chart below).  The average days on the market for the homes that closed was 127

Absorption Rate.

A 6-month absorption rate/inventory level is considered ‘normal.’  Our 57.6 month absorption rate is huge, but not immune from a turn-around. Maggie Valley has a higher percentage of second homes than most of Haywood County. If you are selling, please price your home right, make sure it is easy to show and CLEAN and neat, and work on curb appeal. Here’s a link to some ideas to increase curb appeal.

A 6-month absorption rate/inventory level is considered ‘normal.’  Our 35.6 absorption rate means, among other things, that there are many options if your are considering buying a home in Maggie Valley. Become Conscious of Haywood County Residential Sales Numbers.

Studying the residential sales numbers for Haywood County (including Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska), instead of either ignoring them or complaining about them, will enable you to buy and/or sell from the present moment rather than living and pricing in the past.  What are our residential sales looking like this month, especially compared to previous years? I think we shut down early for winter.  

My interpretation of our market, as an anagram: Tracks Euro Musk.

Comparison to Previous Years.

Compared to the same period (10/01 through 10/29) in 2007, October closings are down in number 32.1%; down 55.3% compared to 2006; and down 66.4% from 2005.  Closings have steadily declined since 2005.  Our absorption  (inventory) is approximately 30 months. Holy cow.

Maggie Valley, NC - Market Report - 09/30/08.

Maggie Valley, NC recorded 7 residential real estate sales in September 2008 (see details in chart below), and the average number of days it took to sell the 8 homes was 132. The number of homes on the market in Maggie Valley as of today (October 4) is 303 (highest number of homes on the market in Maggie Valley all year).

Absorption Rate .

The rate of sales in the present market, when considering today’s active listings (303), renders an approximate absorption rate of 42.6 months, or an inventory level that will take 42.6 months to sell at the present rate. A 6-month inventory is ‘normal .’  An inventory below the 6-month level is a “Seller’s Market.”  We have a roaring Buyer’s Market at the moment.

How Do Our Real Estate Sales This Month Compare to Previous Years?

Month-end is approaching and people are asking me how Waynesville real estate sales this September compare to previous years, as well as the Maggie Valley real estate sales.  Closings in Haywood County for the period September 1 month through September 27, 2005 totaled 106; 2006 totaled 85 ; 2007 totaled 64 ; and this year, September closings through the 27th totaled 39.

Comparison to Previous Years.

Simply put, we have had sixty-three percent (63%) fewer closings this year (for 09/01 through 09/27) than for the same period in 2005, the ‘best’ year in this comparison.  Closings have steadily declined since 2005.  Our absorption  (inventory) remains at approximately 28 months, which is redundant when looking at the reduction in sales.

Maggie Valley Real Estate Abundant in Many Price Ranges.

Maggie Valley had 302 active listings Sunday morning (09/28), and the listings are broken out below by price range.  Consider these numbers when you are listing your home for sale (competition), and take your time when considering a purchase if you are in the $100,000 to $500,000 (many great choices).

Looking at ‘luxurious’ homes priced between $1,000,000 and $1,500,000?  You have seven choices to consider today in Maggie Valley.  You even have a camera-carrying, blogging, cowboy-loving house-sitter/caretaker if you need one!

Maggie Valley, NC - Market Report - August 2008.

Maggie Valley, NC recorded 8 residential real estate sales in August 2008 as of 08/01, and the average number of days it took to sell the 8 homes was 176. The most expensive home sold in August in Maggie Valley SOLD for $285,000; the least expensive home sold for $130,000.

Asking and Selling prices are down and, in fact, the lowest in 2008, just as are the County-wide numbers.  The number of homes on the market in Maggie Valley as of today (Sep 3) is 278.

Absorption Rate.

We have had a 24.7% increase in Maggie Valley inventory to date since January 2008, which at the present rate of sales means we have an inventory that will take 36.1 months to sell (a/k/a “Buyer’s Market”).  A 6-month inventory is ‘normal.’  An inventory below the 6-month level is a “Seller’s Market.”

Maggie Valley (Haywood County), NC - Market Report - July 2008.

Maggie Valley, NC recorded 8 residential real estate sales in July 2008 as of 07/01, and the average number of days it took to sell the 8 homes was 100. Homes appear to be selling quicker; however, [note to Buyers] the days-on-market numbers can be deceptive. It is important to know the actual days on market.

The most expensive home sold in July in Maggie Valley SOLD for $374,000; the least expensive home sold for $135,000. The number of homes on the market in Maggie Valley as of today (Aug 2) is 280.

Absorption Rate.

Maggie Valley’s absorption rate for July is … exaggerated. The luxury/second home market is not booming at the present time, and this market influences Maggie Valley’s numbers more so than other cities in Haywood County. This too shall pass.

Maggie Valley (Haywood County), NC - Market Profile - 07/17/08.

The profile charted below provides a picture of Maggie Valley, North Carolina’s active residential real estate market today (07/17/08). There are 285 active listings this morning in Maggie Valley.

Closed transactions for the month to date (4) reflect a Median Selling Price of $185,000, and an Average Selling Price of $211,750 - - still significantly lower than our median and average listing prices. The 4 homes that sold were on the market an average of 130 days (as opposed to the average DOM for active listings of 210 days). Was it because they were lower-priced homes, or because they were priced right?
