Haywood County 2009 Residential Real Estate Sales Statistics – Jan thru Aug.

As of September 7 there were 1,298 active residential listings in Haywood County. Maggie Valley had 301 listings, and Waynesville had 606 listings (09/07).

The Average Listing Price for the active listings is $353,244 (Note: Average Selling Price in August was $192,098.)

Absorption Rate.

If you average out monthly sales totals for the year through August 31 (321/8=40.1) and factor in the 1,298 active listings, our absorption rate is approximately 32 months. Based on sales at the rate of 60 per month (i.e., August sales), the absorption rate is approximately 22 months.
