Haywood County Market Snapshot – 05/18/09.

The Haywood County NC Market Reports below include residential real estate sales numbers for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska.

I remain anxious to be able to report that our inventory of homes for sale is being reduced; however, at the present time our inventory continues to increase.

Annual Residential Sales Comparison

1. The number of closings in 2009 remains down significantly compared to the previous 2 years
2. The average days on market for closed transactions is higher than previous years. In other words, it is taking longer to sell a home this year than reported in the previous 2 years.
3. The average selling price of homes sold so far in 2009 is lower than reported in the previous 2 years.
4. The median selling price of homes sold so far in 2009 is lower than reported in the previous 2 years.
5. Our inventory of homes on the market has increased: As of 04/30/2009 = 1,089 homes for sale in Haywood County. 05/18/2009 = 1,161 homes for sale in Haywood County.
