Okay, Seriously, Let’s Reduce the Waynesville NC Real Estate Inventory.

Our Haywood County NC residential market includes Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska. I’ve been looking at inventory numbers this morning, and they are still increasing – - by 23 within 5 days (since my last report on 05/25). The majority of residential real estate sales so far in May (44) have been in the $200,000 and $300,000 price range. Sales statistics for the month of May will be posted on or before Monday, June 1.

Rainbows and Roses In and Around Maggie Valley.
We have been in the thunderstorm cycle here in the Maggie Valley and Waynesville area recently, so the pictures in this show that I shot yesterday were taken right after a little rain storm. Thus, some of the flowers were beautifully wet, and the rainbow was, well, colorful. Now, if I could just find that pot of gold.

Annual Residential Sales Comparison

The Haywood County NC Market Report above includes residential real estate sales numbers for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska.
These weekly reports haven’t changed too much in May except for the constant increase in inventory. We are enjoying a bit more buyer activity recently, fueled by lower prices and interest rates.
- The number of closings in 2009 remains down significantly.
- The average days on market for closed transactions is higher than previous years.
- The average selling price of homes sold so far in 2009 is lower than reported in the previous 2 years.
- The median selling price of homes sold so far in 2009 is lower than reported in the previous 2 years.
- Our inventory of homes on the market continues to increase: As of 05/18/2009 = 1,161 homes for sale in Haywood County. TODAY (05/25) = 1,198 homes for sale in Haywood County. Our inventory of homes for sale has increased, so far, every month in 2009.
