Haywood County 5-Year Residential Sales Comparison.

The annual statistics for residential real estate sales in Haywood County reflect that sales are down 32.5% from 2007, and down 50% from 2006. Sales and listing volumes for the year are the lowest reported in 5 years, and the average ‘days on market’ for 2008 (154) is the highest ‘days on market’ reported during 2004 through 2008.

Present residential real estate listing inventories locally have been reduced, for the most part, due to homes being pulled off the market; however, with a continued overabundance of listings, homes STILL priced unrealistically, and Buyers not being able to easily qualify for what their expectations are, it is my opinion that the real estate market here is not going to turn around any time soon. Pricing appears to be moving back to 2004/2005 levels.
