Haywood County, NC – Residential Market Report 12/31/08.

The Haywood County NC Market Report as of 12/31/08 below includes residential real estate sales for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska. The number of sales reported on our MLS for all of Haywood County as of December 31 is 28, and the average days on the market is 170, with 1,054 homes remaining on the market as of 12/31/08. The most expensive home sold in December sold for $1,600,000, and the least expensive home sold for $44,000.

In December of 2007, the total number of sales was 49. Previous year sales comparisons will be published in the next few days. We are not unlike many areas of the country – - sales are down, days on market are high, absorption rates are ‘excessive,’ and increased reductions in inventory are the result of homes being pulled off the market as opposed to being sold.

The inventory/absorption rate of homes presently on the market, based on 28 sales in December, is 37.6 months.
