What Is Selling In the ‘More Luxurious’ Market in Haywood County?

These days it is just as important to be realistic in the ‘more luxurious’ market if you are a Seller as it is in the ‘average’ priced market.  No market at the present time is exempt from the reality that homes are not worth what they were valued at even 6 months ago.  There are 173 active listings today in Haywood County for homes priced between $500,000 and $1,500,000. Note that in the past 12 months there have been 28 closings for homes priced in the referenced price range (see chart below).

Comparables can be difficult to determine given that there have not been sales in certain price ranges for over 12 months.  You can probably find any number of realtors who will list your home at what you want to get for it, but if you want to SELL your home as soon as possible, you will save time and frustration by listening to, and listing your home with, a realtor who will give you a realistic present market picture and listing price range.

If you are a Buyer, find out how long a home has really been on the market.  A good buyer’s agent will ensure you are provided with the information you need, not only about days on market, but location, incentive to sell, costs involved if repairs/improvements need to be made, realistic area comparables based on today’s market, etc.  Knowledge is power.  Find out as much as you can about the property you are interested in.  There’s a very real possibility that you can find, and purchase, an exceptional home at a very good price if you are an informed Buyer.  Not to mention, it is, after all, a Buyer’s market.

Keep your eyes on the numbers.
