The Haywood County NC Market Report as of 10/31/08 below includes residential real estate sales for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska. The number of sales reported on our MLS for October is 42 (as of 10/31/08), and the average days on the market is 132. The Average Asking/Listing Price and Average Selling/Sold Price are the lowest recorded this year.

The most expensive home sold in October sold for $400,000, and the least expensive home sold for $55,000.

Absorption Rate.

The inventory/absorption rate of homes presently on the market, based on 42 sales in September, is 27.6 months.  Our inventory appears to be down, but I suspect in the next few days it will increase as expired listings are re-listed.

Average and Median Selling Price Comparison.

Compared to the period 10/01 through 10/29 in 2007, October 2008 closings were down in number 32.1%; down 55.3% compared to 2006; and down 66.4% from 2005.  Closings have steadily declined since 2005.
