Maggie Valley, NC – Market Report – 11/30/08.
Beautiful Maggie Valley, NC recorded only 5 residential real estate sales in November 2008 (see details in chart below). The average days on the market for the homes that closed was 127.
Absorption Rate.
A 6-month absorption rate/inventory level is considered ‘normal.’ Our 57.6 month absorption rate is huge, but not immune from a turn-around. Maggie Valley has a higher percentage of second homes than most of Haywood County. If you are selling, please price your home right, make sure it is easy to show and CLEAN and neat, and work on curb appeal. Here’s a link to some ideas to increase curb appeal.

The Haywood County NC Market Report as of 11/30/08 below includes residential real estate sales for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska. The number of sales reported on our MLS for November is 28 (as of 11/30/08), and the average days on the market is 127. The most expensive home sold in November sold for $695,000, and the least expensive home sold for $18,000.

Absorption Rate.
The inventory/absorption rate of homes presently on the market, based on 28 sales in November, is 39.6 months. Our inventory… well, what can I say? We have too much inventory, exacerbated by the historical winter slow-down in sales.
