Haywood County, NC - Per Square Foot Statistics - 2004 to 2008.

Price per square foot comparisons, by price ranges, paint a very interesting historical picture, and I also believe they provide a look at the future, especially if selling your house is a priority. What do I mean by that? Look at the ACTIVE listing PSF averages compared to the actual closed transactions (specifically those closed in 2008). Many active listing prices remain too high, don’t you think? Factoring in our ‘extensive’ active inventory and the economy in general, we are back to 2004-2005 prices whether we like it or not… especially if we want to sell.
The closed transactions in the chart below for 2004 through 2008 covered the dates of January 1 through October 26th. We are down approximately 30% in closings to date compared to 2007, and approximately 49% from 2005.
2008 - 477 closed transactions as of 10/26
2007 - 687 closed transactions as of 10/26
2006 - 920 closed transactions as of 10/26
2005 - 935 closed transactions as of 10/26
2004 - 719 closed transactions as of 10/26
