Maggie Valley, NC recorded 8 residential real estate sales in August 2008 as of 08/01, and the average number of days it took to sell the 8 homes was 176. The most expensive home sold in August in Maggie Valley SOLD for $285,000; the least expensive home sold for $130,000.

Asking and Selling prices are down and, in fact, the lowest in 2008, just as are the County-wide numbers.  The number of homes on the market in Maggie Valley as of today (Sep 3) is 278.

Absorption Rate.

We have had a 24.7% increase in Maggie Valley inventory to date since January 2008, which at the present rate of sales means we have an inventory that will take 36.1 months to sell (a/k/a “Buyer’s Market”).  A 6-month inventory is ‘normal.’  An inventory below the 6-month level is a “Seller’s Market.”
