The Haywood County NC Market Report as of 08/31/08 below includes residential real estate sales for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska. The number of sales reported on our MLS for August is 50 (as of 08/31/08).
The Average Asking Price and Average Selling Price for August are both the lowest they have been for any month in 2008.
Absorption Rate.
The inventory/absorption rate of homes presently on the market, based on 50 sales in August, is 24.8 months.
How Does Aug 2008 Compare to the Previous 4 Years?
Selling prices in Haywood County at the present time mirror 2004 prices. If you want to sell your house, the numbers below are important numbers to review. Your home is not the ONE home in the County that has ‘retained’ 2007 values, so if you want to sell it, price it right. You probably will not recover costs of home improvements made during the previous 2 or 3 years if you want and need to sell now.

Haywood County’s Jonathan Creek Area Still in Full Bloom!
More rural than city, the Jonathan Creek area off of 276 in Haywood County is blessed with Christmas tree farms and animal farms, rolling hills and beautiful mountains, log homes in beautiful developments such as Campbell Mountain Estates, and is comprised of land desired by the Cataloochee Wilderness Resort developers.
Jonathan Creek is also close to the Great Smoky Mountain National Park where one can drive out to see the beautiful elk that have been reintroduced to the wilderness of Western North Carolina.
Late yesterday afternoon I enjoyed a drive in and around Jonathan Creek, looking for colorful flowers still flourishing, and find them I did!

Haywood County is Home to Trudy Cinque, a Very Talented Stained Glass Artist.
Trudy Cinque’s stained glass art work is breathtaking. The 39 photos on this slide show were taken yesterday of some (by no means all) of the stained glass work she has done over the years which is ‘living’ in and around her beautiful, unique home. Trudy never sold her work. She gave some of it away as gifts, made some of it specifically for her home, and some of her work is in museums. You will see a couple of photos of Trudy during the slide show if you look carefully.
She is a true Haywood County treasure. Her husband Jim, is talented too. He sent me home with a signed copy of his book, The Christine Emerald.

Trudy Cinque’s Beautiful Stained Glass Quilt.
Trudy Cinque is an amazingly talented stained glass artist living in a beautiful unique log home in Iron Duff. (Her home, which she shares with her husband Jim, is actually on the market – MLS # 417137.) This is a sneak preview of the slide show of the stained glass artwork she shared with me yesterday that will be posted here as soon as I can get it together.
This beautiful stained glass quilt piece is actually a large window in the Cinque residence.
