The views from this ‘oversized log home’ in Maggie Valley were so beautiful, and truly breath-taking, that I didn’t want to leave when we finished our cookie cutter ‘realtors on caravan’ tour a couple of months ago. Selling my soul to stay up there came to mind. (No, it is not my listing, darn it.)

Talk about views!The price of this home was reduced on June 16th by $101,000 to $899,000 (MLS #413357). The [winter] photos posted for the listing do the home no justice (sorry, but that’s my opinion). This home is in Country Club Cove Estates in Maggie Valley, at 4200′ on a level ridge lot, and guest quarters that sleep 16… or your spouse!

There are more spectacular luxury homes for sale hidden here in the mountains of Western North Carolina, and with the overabundance of inventory here and almost everywhere, price reductions and deals are ripe for the picking. If only I had a trust fund…

Some (Not All) Kitties Find Homes at Sarge’s Cat Adoption Day.

Today we held a Cat Adoption Day for Sarge’s Animal Rescue Foundation at the Waynesville COLDWELL BANKER Kasey & Associates office. Three of the kitties found homes, but there were too many more that didn’t. It seems that cat buyers (even when the cats are priced at a big discount) are as endangered a species as home buyers these days.

Tux KittySarge’s is a wonderful “shelter without walls” here in Haywood County, NC. Sarge’s currently saves animals that come from the Haywood County Animal Shelter by placing them in foster homes until their new homes are found. Their ultimate goal is to build “an Adoption Center with quarantine space, comfortable pens, outdoor runs, a cattery, areas for training and grooming.” ©Susie Blackmon Photos

Hottest Sellers/Deepest Discounts in Real Estate in Haywood County, NC?

Year-to-date sales statistics for Haywood County, North Carolina, as of June 27, 2008 clearly indicate (see first chart below) that homes priced between $100,000 to $199,999 are the hottest sellers right now (relatively speaking); i.e., our ’sweet spot.’ Sales in this price range totaled 104 (38%) of the total sales to date in 2008 of 271.  Now that’s almost as hot as Joey’s Pancakes!

The lowest priced homes ($1,000 – $99,999) were discounted deepest, at an average of 15.1% (see second chart below), with homes in the $300,000 to $399,000 reflecting the second deepest discount of 7%.

Haywood County, NC 5-Year Sales Comparison as of 06/27/08.

Today’s analysis of Haywood County, NC residential sales for the period January 1 to June 27, 2008, compared to the same period for the previous 4 years, continues to render 2008 as ‘owning’ the lowest number of sales title, as well as the highest number of days-on-market title. Does market correction come to mind?
