The Haywood County NC Market Report below includes residential real estate sales for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska. The number of homes on the market in Haywood County since January 2008 has increased 24%.

The inventory/absorption rate of homes presently on the market, based on 51 sales in May, is 23.2 months, the highest monthly absorption rate since January 2008.

Picturing the Elk in Great Smoky Mountains National Park.

A 20 to 30 minute drive from Maggie Valley, NC down 276 (”J Creek”), depending on your speed, will bring you into the midst of the beautiful Great Smoky Mountains National Park. Even on a rainy day, the Park offers spectacular sights to behold. Lucky for me, Bob Grytten took his photography rookies to the Park this past Wednesday!

What Homes Have Been Selling in Maggie Valley, NC?

An analysis of residential real estate sales in Maggie Valley, NC over the past [almost] 6 months yields 47 sales (12/01/07 through 05/27/08). It is interesting to look at the number of sales (1) per month, and (2) by price range.

Haywood County, NC Real Estate Market Snapshot - 05/26/08.

This Haywood County, NC Market Snapshot includes statistics for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska.

Inventory Level.

Inventory levels continue to increase - - on April 26 we had 1,078 active listings; May 26th, active listings increased by 90 to 1,168. May sales to date for all of Haywood County total 38, and the average days on market for the closed transactions was 191 days.

Absorption Rate.

Our absorption rate based on May sales to date is 25.8 months. Ouch.

Waynesville, NC Market Snapshot - 05/26/08.

We need to lower prices and sell some homes in Waynesville, NC. There have been 19 homes sold so far in May, taking an average of 194 days to sell. Waynesville’s inventory of homes for sale is on the rise, considering we had 514 homes for sale on April 26, and today we have 553 homes on the market.

Maggie Valley, NC Market Snapshot - May 26, 2008.

It is taking a very long time to sell a home in Maggie Valley, NC, if you consider the 3 homes that closed so far in May were on the market an average of 286 days. The recorded selling prices were an average of 7.34% less than the listing prices.

Wondering Why Your Home Is Not Selling?

If you need to sell your house, first let me dispel some rumors about the present value of your home.

  1. Your home is not worth what your appraiser said it was worth 12 months ago… or even 6 months ago.
  2. Your home is not worth what the tax assessor indicates as the ‘value.’
  3. Your home is not worth more just because you upgraded the bathroom.
  4. Your home is not valued based upon what your neighbor’s home sold for last year, or even last fall.
  5. Owing $275,000 on a home does not mean it is worth $275,000 in the present market.
  6. Your home is only worth what a buyer is willing to pay for it.

The Wall Street Journal reported today on falling home sales, falling selling prices, and increasing inventories:

“Existing-home sales fell a second month in a row during April, while inventories surged and prices dropped sharply from a year earlier.”

Why Aren’t I Getting Any Offers on My House?

Today’s market, reflected in the article referenced above, requires an astute and/or informed seller, and agent, to illicit the best possible results in the shortest time. If your home is on the market and not selling, here are a few reasons why your home may not be selling, in no particular order:

  1. Location, Zoning. Not everyone wants to live next door to a llama ‘ranch’ or a dairy, or Bubba’s Junkyard Auto Parts, regardless of the views. Many do not even want to drive by such surroundings on their way home.
  2. Junk and/or Clutter. Put your junk in the trunk and take it away.
  3. Condition. Ripped screens, chipped paint, tile and grout, dirty floors, old carpet, Fluffy’s catbox. Do not make potential buyers visualize what the place could look like if it was cleaned up and in good condition. What might cost you $3,000 to fix and spruce up, could end up costing you $10,000 off the selling price if you chose not to fix/spruce up.
  4. You insist on being present when potential buyers are looking at your home. Leave!
  5. You insist on being present for Brokers Open Houses. Get out!
  6. Staging. People need to picture themselves in your house; they don’t need to see your family photographs and ceramic rooster collection. Clean the yard. Get the tarantula terrarium out of your son’s bedroom.
  7. You make it difficult to schedule showings.
  8. Pricing. You think your house is the only house that is special enough to be overpriced.
  9. You have chosen a bad agent.

Our inventory is continuing to rise (residential listings have increased by 79 since May 1st according to our MLS). So far 35 closings have been recorded in May, and there are 11 (May) transactions in escrow. Posting the photo I took yesterday is the only way I can come up with to make this report ‘pretty.’

Haywood Regional Medical Center is Back in Compliance.

Good news for Haywood County, NC. Haywood Regional Medical Center passed the full inspection which began Tuesday, restoring Medicaid and Medicare funding which was pulled back in February.
