Absorption Rate

Selling 9 homes per month with 241 on the market as of 03/31 equates to an absorption rate (i.e., inventory) of approximately 26.7 months – - a good bit of inventory to have on hand, which also means Buyers have many choices. Averaging out our sales-to-inventory over the first quarter of 2008 on an annual basis gives us an absorption rate of 34.9 months based on what is normally our ‘quietest’ season, so we expect a more rapid decrease in inventory during the second quarter.
