Haywood County, NC Residential Real Estate Market Update – 03/20/08.
Haywood County’s residential real estate inventory is up to 1002 homes on the market this morning, up from 966 approximately 30 days ago. Maggie Valley has 236 homes on the market, Waynesville has 479 homes on the market, Canton 143, Clyde 126 and Lake Junaluska 16.
March closings.
Closings as of 03/20/08 total 34, up from 20 last week. Average selling price to date for March closed transactions is $212,599, the average listing price was $224,900, and average DOM came to 152. Here are the updated list-to-sell ratios:

Homes in escrow.
There are 7 homes in escrow so far in March – 2 in Waynesville, 2 in Canton, and 1 each in Beaverdam, Cecil and Clyde. The most expensive home that has gone into escrow so far this month is priced at $280,000 (includes 5 acres).
Absorption Rate.
Should closings continue at the present rate (projecting out to 52.7 closings for March), our present absorption rate is 19 months. Quite a bit of inventory out there right now.
